· Buyers may view the storage unit contents from just outside of the unit.
· All items are purchased “As is, where is" without any type of guarantee or warranty expressed or implied, unless stated by the Auctioneer at the time of sale.
· All units are sold in their entirety unless stated otherwise by the Auctioneer at the time of auction.
· In order to comply with State of Florida & State of Georgia law, all auctions are subject to cancellation up to the posted time of auction.
· All sales are final at the conclusion of the auction unless, 1) the storage facility rejects the bid due to a payment made by a tenant, or 2) the auctioneer believes that the high auction bid is well below a fair value for the unit contents.
· Once the auctioneer accepts the high bid, the high bidder is bound to that amount and the risk of loss has been passed on to the buyer.
· Payment must be made at the time of sale by cash, unless the Auctioneer has stated that payment by credit card is acceptable.
· Buyers are responsible for removal of all purchased items within 24 to 48 hours of the sale unless prior arrangements stating otherwise are documented in writing (with a manager’s signature).
· A $50.00 cleanout deposit will be required at the discretion of the storage facility management and will be held by the storage facility management. This deposit will be refunded to the Buyer when the manager confirms the unit is empty and clean. (Personal papers and pictures must be left behind for the tenant to pickup.)
· The facility and JMA will not refund money nor be held liable for the disposal of purchased property not removed in accordance with the cleanout deadline.
· Buyers are not permitted use of the facility dumpster.
· A 10 percent Buyer’s Premium and applicable Florida or Georgia state sales tax (unless the Buyer
has a Certificate of Exemption from the state) are added to all purchases.

Our previous buyers who have supplied their contact information will also be notified through emails, mail outs, and phone calls. If you would like to ensure you receive these personal invitations from us, please make sure we have your current contact information.
As with all Storage Auctions, auctions are subject to change or cancellation all the way up until the time of sale. These circumstances are completely out of our hands and we strive to keep our website and you, our customer, up-to-date on all changes. We never intend to deliver less than you expect but flexibility is vital in this industry. We appreciate your understanding in this matter.
The times listed on our website are approximate, but we do strive to start right on time. We often conduct auctions at 5 to 9 different storage facilities on a given day and due to circumstances beyond our control we may arrive late to a facility. Again, we appreciate your understanding in this matter.
We value our customer’s time and business and strive to provide a fair and honest bidding environment. To ensure this, we never allow our auctioneer or a storage manager to bid on the units. We also use open (verbal) bidding so everyone is well aware of what bids are on the table. We hope you will enjoy our auctions as we try to make them fun while still providing the highest professionalism and customer service.
We do reserve the right to decline a bid that is considered too low and will negotiate with the highest bidder to reach a reasonable figure. Our auctioneer will announce the increment in which bids will be taken, prior to the auction commencing.
All buyers will be asked to fill out and sign our Lien Sale/Bid Procedures Sheet and are expected to fully understand all terms and conditions listed on it. If you have questions, ask! For our protection, these signed agreements are legally binding and we don’t want your experience to be less than perfect due to a misunderstanding of the terms.
All sales are “As Is, Where Is” and all sales are final. Buyers bid on the entire contents of a unit, not pieces.
We charge a 10% buyers premium as well as applicable Florida or Georgia state sales tax.
Buyers are responsible for completely emptying the contents of a unit they purchase within 48 hours of the sale unless other arrangements are made, as described in the Lien Sale/Bid Procedures Sheet and our Disclaimer.
We work with and for the storage facility managers and the managers reserve the right to add to our rules, terms, and conditions. Sometimes a manager will require a security deposit, to be fully refunded once the unit is empty and clean. These deposits are determined by the management (usually relative to the size of the unit) and are usually required in cash.
We do not provide a lock, flashlight, or waste containers so you will want to ensure you have these items on hand if you purchase a unit. Use of the facility dumpster is not permitted.
We ask that buyers return any items of a personal nature (i.e. passports, photos, birth certificates, etc.) to the manager so they can be returned to the defaulted tenant. Your cooperation in this matter is always appreciated.
